Yes, the area that had a white haze bothered me as well. Bothered me so much, that i ended up getting a smooth grit sandpaper and sanded the area very lightly until it disappeared. I thought it would probably mess it up, but the high grit smooth sandpaper did just fine. I then rolled back over the area with another application of fresh sealer, and it did great. So it worked and I cannot tell at all that anything was done in that area. The white haze is gone now.

I wish I could have stained my floors, but my concrete in the basement I have was nasty and old and dirty with glue stains. I thought for sure all that the stain just wouldn't look good because everything would show through. So I went with the less desirable option of painting. Looks nice, but I often wonder if maybe the stain would have done ok with my old dirty concrete. I doubt it because someone else on another website said stain didn't work for their old concrete, so they painted as well. I figure I can always carpet over the painted concrete if I ever wanted to someday.

I just found this site as I was searching for info regarding sealers. We pulled our carpet up in our den, and decided to stain the concrete until we can put wood floors down. Btw, my house is 25 yrs old. It came out very nice, but I had the same problem as you did with the sealer leaving a white haze in a couple of places. I used H&C wet sealer, but I ran out putting the second coat on, so I finished with a different sealer that I already had. This is where I messed up because the H&C sealer recommends using a roller, but my other sealer recommended using a rayon string mop. I was having trouble anyway with the roller, it was leaving roller marks in places. So, I would not use a roller, it is so much easier to use a rayon mop. Should have used it in the first place. I learned alot about staining concrete. Would not recommend stain from Lowe's either. I tried it first and it didnt come out right. I went to Sherwin Williams and got H&C Decorative Concrete Stain, water based. I used Espresso. I would also not recommend using a roller to apply the stain. You will see roller marks. I used a garden sprayer, and was able to spray it on in about 15 min. The key is to pump it to full strength and spray in a fan mist in circles from left to right. Would love to post a pic, but I don't think I can on this site. I am going to see about fixing that one area where the sealer left a haze, because it is bothering me.

I just found this site as I was searching for some info regarding sealers. We pulled our carpet up in our den and decided to stain the concrete until we can put in wood floors. Btw, our house is 25 yrs old, and it came out pretty good. I am pleased. But, I had the same problem with mine as you did. It left a white haze in a couple of areas. I ran out of H&C Wet look sealer after two coats, and finished it with some sealer I had already had. They recommended using a roller to apply it, but I disagree. I was having problems of seeing roller marks in areas. I think my problem was that the other sealer recommends using a rayon string mop, and I just finished it with the roller. I should have just used the mop in the first place, oh well. Other than that, it came nice. Would love to post a pic, but I don't think I can on this site. I learned alot about staining concrete. Would not recommend any stain from Lowe's. I tried it first and it did not come out right. I went to Sherwin Williams and got H&C Decorative Concrete Stain (Espresso), and was able to fix it. It is water based stain. I would not use a roller either to apply stain. Use a garden sprayer. Key is to pump it to full strength, and use a fan mist. Go in circles from left to right. Took only 15 min. to spray.

The first thing I would look into is staining before considering painting. I painted my basement floors over a year ago. There hasn't been any peeling. But then again, there's no traffic in my basement either. If a good sealer is put over it, the floors will withstand foot traffic very well without even leaving a scuff mark. I just wouldn't scoot furniture across my floors or let a 40 lb dog with nails walk around on it. But to put it to ya this way....I weigh about 200 lbs. I have able to spin around on one foot with my running shoes on placing my full 200 lbs on my one foot while spinning. It didn't even leave a blemish. No mark at all. I have a good Behr concrete gloss sealer over my paint. Anyhow, if you do paint them, just put a large area rug down and you will have a nice living space. If it doesn't work out, then you can always carpet over.

Hi, I am VERY interested in doing something like this to my floors. I'm wondering how long ago you did this and whether or not you've noticed the paint peeling at all? Thanks SO MUCH for posting this. So many people have told us that painting the floor was unrealistic, but it's what we really want to do.
